This Booking Agreement ("Agreement") is made between Varsa Studios LLC DBA Blank Space American Fork ("Host") and the Client ("Guest"). By checking the agreement box at booking, you confirm that you have read, understand, and agree to this legally binding contract. This Agreement outlines the terms and conditions for the use of Blank Space American Fork and ensures the safety, proper usage, and care of the space.

License

Subject to the terms of this Agreement, Blank Space American Fork grants the Guest a non-transferable, revocable license to use the space ("Space") during the reserved time ("Term", “Booking”, “Session”). This Agreement does not constitute a lease or convey any interest in real property.

Terms of Use

Payment Policy

• Payment at Booking:

  • All booking fees, taxes, and add-ons can be paid in full at the time of booking to confirm your reservation.

  • Accepted payment methods include credit/debit cards or other payment platforms specified on our booking site.

• Pay Later Option:

  • Guests who opt to pay later must provide valid credit card information at the time of booking.

  • The provided card will be processed for the full amount, including any applicable taxes and add-ons, at any time within 48 hours of the session start time.

  • Failure to provide valid card information or insufficient funds will result in cancellation of the booking.

Cancellations and Rescheduling

• No Refunds:

  • All payments are non-refundable. Cancellations for any reason, including unforeseen circumstances, will not result in a refund.

• Rescheduling:

  • Rescheduling is unlimited and may be done as many times as necessary, provided it is requested at least 48 hours prior to the scheduled session.

  • Guests can reschedule directly from their confirmation email without any additional fees or restrictions.

  • Rescheduling requests made less than 48 hours before the session start time are not guaranteed.

Permitted Use

• Intended Use: The studio may only be used for its intended purpose (e.g., photography sessions, events, video shoot, etc). Any other use must be pre-approved by Blank Space Studios.

• Prohibited Activities:

  • Illegal activities or substances are strictly prohibited.

  • Excessive noise, disruptive behavior, or any actions that disturb neighboring businesses or clients are prohibited and may result in immediate termination of your session without refund.

• Unauthorized Studio Access:

  • Entering a studio you did not book will result in:

    • A $100/hour fee for the unauthorized use.

    • $2/minute for any time beyond the first hour.

  • Unauthorized entry into Studio C (located behind the small doors in studios A and B) incurs the above fees, PLUS an additional $100 fee along with the cost of any damages.

Booking Time and Fees

• Your reserved time includes setup and cleanup. You may NOT enter the studio before your booking begins or remain after it ends without prior approval.

• Early Entry Fees:

  • $2 per minute for early entry.

  • $10 per minute for early entry overlapping/intruding upon another client’s booking.

• Overtime Fees:

  • $2 per minute for staying past your reserved time.

  • $10 per minute if overtime interferes/overlaps with another client’s booking.

Extensions: Contact us if additional time is needed. Extensions are subject to availability.

Studio Setup, Furniture, and Seasonal Displays

• Furniture Handling:

  • Furniture must be lifted and moved with care. Dragging furniture is strictly prohibited to prevent damage to floors.

  • Furniture may not be moved between studios. A $20 fee will apply if furniture is moved incorrectly.

• Seasonal Displays:

  • Seasonal setups (e.g., holiday décor) may be adjusted during your session but must be reset to their original arrangement before leaving.

  • Displays should match the arrangement shown on @varsastudios Instagram account.

  • Failure to reset displays will result in a $30 resetting fee.

Photographers and Additional Services

• Photographers:

  • I agree to only have one photographer unless additional photographers have been added on, up to 3 additional photographers. If I need to add on more than 3 additional photographers I will reach out directly to be invoiced accordingly.

  • If I fail to add on additional photographers, and they are seen via cameras, I agree to pay the original Photographer Add-On fee, which consists of:

    • $25 per additional photographer.

    • Plus an additional $10 for each photographer, totaling $35 per photographer.

Damage and Cleanliness

• Damage Responsibility:

  • Guests are responsible for any damage beyond typical wear and tear caused to the Space, furniture, décor, or any other property during their session.

  • If damage occurs, Guests are required to cover the repair or replacement costs, which will be billed according to the invoice provided by the professional or service brought in to perform the repairs or replacements.

• Damage Fees:

  • $25 for minor wall damage requiring touch-up paint.

  • $100 for drywall damage requiring repairs.

  • Replacement costs for any furniture or décor damaged beyond repair or rendered unusable.

  • Guests must notify Blank Space American Fork of any damage immediately and no later than 8 hours after it occurs.

• Cleanliness:

  • Guests must leave the Space clean and tidy.

  • All trash, tags, hangers, and props brought into the studio must be removed and properly disposed of.

• Cleaning Fees:

  • $50 for messes requiring additional cleaning time completed by the studio.

  • $20 for failure to remove overflowed trash. Trash dumpster is located outside studio B, extra trash bags can be found inside the bottom of the trash can once the old bag is removed.

Glitter, Confetti, (etc) & Cake Smashes

• Permitted Use:

  • Glitter and confetti (etc) along with cake smashes are welcome with a $35 add-on fee. Guests are responsible for thorough cleanup during their reserved time.

• Cleanup Requirements:

  • You must clean up all glitter and confetti, cake, etc. as thoroughly as possible after your session.

  • An additional 15 minutes of time will be added to your booking specifically for cleanup purposes. This time is not to be used for additional photography or other activities.

  • While we will perform a deep clean within the week , there may be clients using the studio before we can complete this, so it’s essential that no mess is left that could impact their experience.

• Fees for Inadequate Cleanup:

  • If glitter, confetti, or any cake remains and creates issues for subsequent bookings, an additional $50 cleaning fee will be charged.

• Cleaning Tools Provided:

  • Each studio is stocked with brooms, a mop, wipes, and a hand vacuum to assist you with cleanup. If you feel more materials are needed, please plan to bring additional cleaning supplies.

  • Please take the time to ensure all glitter, confetti, and cake are cleaned to the best of your ability, and throw any food remains in the dumpster outside in the parking lot behind Studio B

Pets

• Pets are welcome ONLY in studio A with a $25 fee per pet (up to two pets). Additional pets require prior approval and custom invoicing.

• Responsibility: It is your sole responsibility to clean up after your pets.

  • All hair must be removed at the end of your session, and floors must be cleaned.

  • Pets are NOT allowed on the furniture. (they can be held by a person who is on the furniture)

  • If a pet causes damage to furniture or décor, you will be required to replace the damaged item or pay for its replacement.

• Accidents: Any "accidents" left behind by pets will result in a $200 fee.

• Unexpected Pets:

  • If a furry friend shows up unexpectedly to your shoot (ex. client didn’t warn you they planned to bring their pet), please notify us immediately so we can process the pet fee. If an unexpected pet shows up to a Studio B or Studio C session they ARE NOT allowed in the studio, client must leave them in their vehicle or with a party member who stays outside.

  • Failure to notify us within 30 minutes of your session completion and subsequent detection of the pet via studio cameras will result in:

    • The $25 pet fee being charged to your card.

    • An additional $50 cleaning fee.

  • Pets in studios B or C will result in a $200 fee.

Keys, Security, and Lighting

• Access to Studios A, B, and the Bathroom:

  • Access to Studios A, B, and the bathroom is provided through a code input into the door itself. No physical keys are issued for these spaces.

  • The inside doors are designed to automatically lock after a few seconds, the outside doors will need to be pulled shut from the inside; however, it is the Guest's responsibility to ensure that the doors have been properly closed, and verify they are locked securely before leaving. Failure to confirm that the doors are locked will result in a $20 fee. NOTE: The bathroom door is not weighted and will not close on its own. You MUST pull the bathroom door closed before leaving.

• Access to Studio C:

  • Studio C requires a physical key, which is stored in a lockbox. Guests will be provided with the lockbox code upon booking.

  • The key must be returned to the lockbox, and the lockbox must be properly closed before departure.

  • Lost keys will incur a $100 replacement fee.

• Security Requirements:

  • All doors in the studio booked, including the outside door, the inside door, and the bathroom, must be securely closed and locked upon departure. Failure to comply will result in a $20 fee.

• Lighting:

  • All lights must be turned off before leaving the studio. Failure to do so will result in a $20 fee.

Leaving Checklist and Fees for Non-Compliance

• To ensure a clean, secure, and enjoyable space for all clients, you are required to adhere to the following checklist before leaving the studio. Non-compliance will result in the fees outlined below:

  • Reset Seasonal Displays
    (e.g., Christmas, Valentine's Day) – A $30 fee will be charged if displays are not reset.

  • Clean and Tidy the Studio
    Please leave the studio in the condition you found it. A $50 fee will be charged for any messes left behind.

  • Sweep the Floor
    Ensure the floor is free of debris.

  • Turn Off All Lights
    A $20 fee will be charged if any lights are left on.

  • Close and Lock All Doors
    Check and lock the following doors:

    • Studio Outside Door

    • Studio Inside Door

    • Bathroom Door

  • A $20 fee will be charged if any door is left open/unlocked.

  • Leave on Time
    Clients must vacate the studio at their scheduled end time. Fees for overstaying are as follows:

    • $2 per minute for staying past your reserved time.

    • $10 per minute if overtime interferes/overlaps with another client’s booking.

Theft and Unauthorized Removal of Studio Property

• Guests are prohibited from taking or removing any studio property, including but not limited to furniture, props, décor, plants, and equipment. All items in the studio are intended for use within the space only and must remain on-site.

• If an item is stolen or removed from the studio, the Guest will be charged the full replacement cost of the item or set if item came in a set, as determined by current market value or an equivalent replacement. Additionally, an inconvenience fee of up to $150 may be charged to account for the disruption to other clients who expected the item to be available during their session. This fee helps cover potential reimbursements or refunds for affected bookings.

• Failure to return removed items within 24 hours of notification will result in an automatic charge to the Guest’s payment method on file. Further legal action may be pursued for stolen property at the studio’s discretion.

We appreciate your honesty and respect for the space so all Guests can continue to enjoy a fully equipped studio!

Event Rentals

• Cleaning/Damage Deposit:

  • Events require a fully refundable $200 cleaning/damage deposit, which will be returned if the Space is left clean and tidy, and free from damage.

• Custom Quotes:

  • For event rentals, please email us directly at theblankspacestudios1@gmail.com to request a custom quote or invoice.

Prohibited Activities

• Open Flames:

  • Open flames, including candles, are strictly prohibited. Battery-operated candles are allowed and encouraged for decorative purposes.

• Tape and Nails:

  • The use of tape and nails is strictly prohibited. Any damage to the walls caused by tape or nails will result in a $25 touch-up fee for each damaged area.

• Altering Installations:

  • Guests may not alter, dismantle, or remove studio installations, including designed walls, floral features, or other fixed décor.

  • Any damage to installations or unauthorized alterations will result in a $500 fee plus repair or replacement costs.

• Illegal Activities:

  • The use of the Space for illegal activities is strictly prohibited. Guests must comply with all local, state, and federal laws.

• Noise and Disruptive Behavior:

  • Excessive noise, disruptive behavior, or any actions that disturb neighboring businesses or clients are prohibited and may result in immediate termination of your session without refund.

• Sublicensing:

  • You may not sublicense, assign, transfer any interest in this Agreement or allow any third party to use any portion of the space.

Liability and Indemnification

Personal Injury

• Guests assume all responsibility for any injuries, accidents, or incidents involving themselves or members of their party while using Blank Space American Fork.

• Blank Space American Fork is not liable for any injuries or accidents, including those caused by the misuse of equipment, failure to follow safety guidelines, or negligence on the part of the Guest or their party.

• Guests agree to exercise caution and ensure the safety of all individuals present during their session.

Property Damage

• Guests are responsible for all damage to the Space, including furniture, fixtures, equipment, and décor, beyond normal wear and tear.

• In the event of damage, repair or replacement costs will be billed to the Guest based on invoices provided by professional services engaged to perform the necessary work.

• Guests must notify Blank Space American Fork of any damage immediately and no later than 8 hours after it occurs.

Indemnity

• Guests agree to indemnify, defend, and hold harmless Blank Space Studios, its owners, employees, and agents from any claims, losses, or damages resulting from their use of the Space.

• This includes, but is not limited to:

  • Personal injury claims.

  • Property damage caused by the Guest or their party.

  • Legal fees or other expenses incurred as a result of claims related to the Guest’s use of the Space.

Miscellaneous

As-Is Condition

• Guests acknowledge that the Space is provided on an “as-is” basis. Blank Space American Fork makes no guarantees or representations regarding the suitability of the Space for the Guest’s specific needs or purposes.

• Guests are encouraged to review the Space before their session to ensure it meets their requirements.

Entire Agreement

• This Agreement represents the complete and exclusive understanding between Blank Space American Fork and the Guest.

• It supersedes all prior verbal or written agreements and cannot be modified unless agreed to in writing by both parties.

Jurisdiction

• This Agreement shall be governed by and interpreted in accordance with the laws of the State of Utah.

• Any disputes arising from this Agreement will be resolved in the courts of Utah County, Utah.

Enforcement of Agreement

By checking the box during booking, you authorize Varsa Studios LLC, DBA Blank Space American Fork to charge your card or send an invoice for any applicable fees, damages, or non-compliance outlined in this booking agreement. Failure to follow the terms may result in immediate termination of your session and additional charges.
